The use of high-strength concrete results in the use of slenderer pillars which, together with the lack of visible air conditioning elements, makes storeys more open, with an exceptional use of the surface H – 800.


The false ceiling hosts in its interior the lighting, fire detection and fighting systems, PA systems and “cold roof” conditioning. It is finished using white lacquered modular steel plates, specifically designed to improve the acoustic performance of the offices.


The free floor height is 2.85 m, thus creating a greater spacious effect within the offices.


The 40 cm raised floor is used as a plenum for ventilation air, and also houses electricity, voice, data and TV installations. As free trays are available, users can easily perform power wirings, data wirings, or any other additionally-desired installation.


The Torrespacio facade is one of the most advanced in design, lighting and thermal comfort. It is a ventilated double facade, where return air circulates through its double-layered “skin”. This system, combined with the special performance of its glass facings, minimises heat exchange with the outside and reduces the effects of radiant asymmetry in the workstations near the perimeter. The central control system optimises the position of blinds and slats, thus obtaining the best possible outdoor lighting results while avoiding glare and reflections.


Attention to comfort and sustainability have prevailed in the design of the air conditioning system. The “cold roof” system, integrated within the most prestigious buildings in Europe and the United States, achieves the highest levels of thermal comfort and environmental quality. These features, together with an innovative wireless control system, allow maximum flexibility in the distribution of spaces and lower implementation costs. The “cold roof” system is a passive system. Therefore, except for specific cases in the facade, there are no mechanical elements that make noise. Air conditioning is transferred to all areas through natural convection, thus eliminating unpleasant drafts.



Vertical transportation in the building
is carried out through 27 lifts, strategically divided into different sets and access areas. This distribution, together with the destination selection control system, improves traffic, reducing waiting and travel times by more than 36%.

Part of the energy generated by the lifts when braking returns to the network, improving energy efficiency and sustainability and reducing energy consumption by more than 25% in similar installations.

The electrical system is
based on the same two principles as the entire building: ensuring the best customer service and maximise sustainable energy.

Energy is distributed through a medium voltage ring, which feeds the multiple transformation centres and guarantees a double connection to transformers, as well as lower energy losses during transport.

Office electrical switchboards are fed through independent busbar trunking systems of network supply and network/group.

Fully equipped office electrical switchboards feed the installations of each storey. The lighting system uses the same central management system, or the manual mode if preferred by the user. Thus, it adapts the natural and artificial light levels in combination with the management system of the blinds.
